Lease for 99 years or three lives, William Reynolds, then aged 23, wife Grace, 25, and William Williams the younger, 5, of a plot of waste and uncultivated land, about six laces, part of common belonging to Sellan Vean tenement, Sancreed, then in occupation of the lessee, bounded on the north by another part of same common granted by 1) to John Pavars of Sancreed, labourer. Mineral and timber and water rights reserved.
Rent: 5 shillings.

Gives to his brothers-in-law Peter Curnow Veale of the parish of Gwithian, and William Veale of the town of Penzance, all his lands, tenements and hereditaments called Little Sellan and Sellan Mills in the parish of Sancreed, in trust, for the benefits of his son William Veale Ellis and his heirs forever, and an annuity of £50 for his son Peter Curnow Veale Ellis for as long as he continues residing with his brother William.
Gives to his daughter Jane Ellis an annuity of £30, and if she marries, then his executor to pay her £300.
Gives to his daughter Ann Ellis an annuity of £30, and if she marries, then his executor to pay her £300.
Gives to his daughter Judith Ellis an annuity of £30, and if she marries, then his executor to pay her £300.
Gives 5 guineas to his wife Ann Ellis.
Gives to his son Peter Curnow Veale Ellis his second-best bed and bedding.
Gives to his daughters Jane, Ann and Judith his third-best bed and bedding.
All the rest of his lands, tenements, goods & chattels, he gives to his son William Veale Ellis, appointing him sole executor of his last will and testament.
