In 1851 Helen Joyce, aged 26, born in Lambeth in Surrey, and husband William Joyce, aged 32, born in Marylebone Middlesex, journeyman baker, were living at 3 Marlboro Square, St. Luke Chelsea, Middlesex, England. With them were children: Ellen (9) of Old Brompton, Agnes (7) of Chelsea, Mary (2) of Chelsea.

This is the last Will and Testament of me Helen Joyce of no. 64 Church St North Richmond, widow. I hereby revoke all former Wills.
I bequeath to my daughter Jane Gooding my personal estate, together with part of my real estate, viz. the cottage known as Kelso Cottage, no. 58 Church St North Richmond, with twenty feet of land on which the said cottage is erected by a depth of about 130 feet for her sole benefit during her life. The said cottage or land must not be sold, mortgaged or in any way trafficked with but must be held in trust for her two daughters Florence Gooding and Ida Gooding and their heirs.
The remainder of my real estate, viz. a shop known as No. 64 & cottage known as Waverley Cottage along with the land on which the said shop and cottage are erected fronting Church St North Richmond in the Colony of Victoria are to be sold and all money received from such sale to be equally divided in equal shares & proportions among the following: Jane Gooding of Church St North Richmond in the Colony of Victoria, & Ellen Greenwood of Sydney N. S. Wales, Agnes Hand of Burnley St Richmond in the Colony of Victoria, Mary Bird of Yan Yan Victoria, and Alfred Hand of Burnley St Richmond in the Colony of Victoria.
I appoint the said Jane Gooding of Church St North Richmond my daughter as sole Executrix hereof and devise to her all estate vested in me as Trustee, Mortgagee, subject to the limit and equities affecting this same respectively.
In witness whereof I have hereunto set my hand this thirty first day of January one thousand nine hundred and one, signed by the said Helen Joyce the Testator as and for her last Will, in the presence of us both present at the same time who in her presence at her request and in that of each other have hereunto subscribed our names as witnesses:
